1. Mediation in the sale/purchase of a real estate property

For sellers
After inspecting the property and the deeds of title, we advise the client on the actual market price and potential sell date. On reaching an agreement, we sign an order contract for the sale of the property which regulates clearly and in detail the rights and obligations of the parties to the agreement. In the event of discrepancies in the documentation, we can undertake, depending on the problem, to try and resolve it in a timely manner.

At the agency’s expense, the property is advertised in the specialized press and on the Internet, as well as directly to potential clients, looking to purchase a similar property. The agency has very good business contacts with other agencies in the town. Quite often, when a quick sale is required, we turn to colleagues with whom we have arrangements for cooperation.

Having identified a potential buyer, we prepare a provisional agreement for the sale and all documents necessary for the registration of the transaction. On signing the final agreement before a Notary Public, one of our lawyers or the broker of the sale are present and guarantee that the deal will go smoothly and the agreed sales price will be paid.

The agency’s fee is negotiated separately for each client and property. The remuneration covers the lawyers’ fees for the drawing of the provisional agreement and registration of the sale, the cost of preparing the necessary documents. Our patrons are entitled to discounts of 10% to 20%.

For buyers
We strive to understand as best as possible what the client is looking for. If it is realistic, we sign an order contract clearly outlining certain rules, as well as the responsibilities of the parties to the agreement. We select from our own data base of properties or from those of cooperating colleagues the offers that we consider best suited to the client’s needs and organize viewings.

Having located a suitable property, we prepare a detailed legal analysis of the property, and acquire a certificate indicating any encumbrances or lack thereof. For plots of land, we undertake a full study of the cadastral plan, regulation and construction permits, infrastructure, tracing and layout, if not done by the previous owner, by a certified geodesy and cadastral services company.

We prepare a provisional agreement for the sale and all documents necessary for the registration of the transaction. The final agreement, unless the client prefers other arrangements, is also prepared by our lawyers. At the signing the final agreement before a Notary Public, one of our lawyers or the broker of the sale are present and guarantee that the deal will go smoothly and the agreed sales price will be paid.

The agency’s fee is negotiated separately for each client and property. The remuneration covers the lawyers’ fees for the drawing of the provisional agreement and registration of the sale, the cost of the preliminary study of the property and that of preparing the necessary documents. Our patrons are entitled to 10% to 20% discount.


2. Mediation in letting out of real estate properties

For lessors
After inspecting the property and the deeds of title, we advise the client on the actual rental price and potential period of time necessary to find a tenant. On reaching an agreement, we sign an order contract for the sale of the property which regulates clearly and in detail the rights and obligations of the parties to the agreement.

At the agency’s expense, the property is advertised in the specialized press and on the Internet, as well as directly to potential clients, looking to rent a similar property. The agency works with companies who require lodgings for their employees coming to the area on business, for short or long periods of time. The agency has very good business contacts with other agencies in the town. Quite often, when speed is of the essence, we turn to colleagues with whom we have arrangements for cooperation.

Having identified a potential tenant, we prepare a lease agreement. An intrinsic part of the agreement is the collection of data about the property, an inspection certificate about its condition, equipment and furniture in it, receipts for paid utility bills.

The agency’s fee is negotiated separately for each client and property. The remuneration covers the lawyers’ fees for the drawing of the lease agreement and the cost of preparing the necessary documents accompanying it. Our patrons are entitled to discounts of 10% to 20%.

For tenants
We strive to understand as best as possible what the client is looking for – reason for renting the property, budget, specific requirements and preferences concerning the type of property or location. If find them realistic, we sign an order contract for rental property clearly outlining certain rules, as well as the responsibilities of the parties to the agreement. We select from our own data base of properties or from those of cooperating colleagues the offers that we consider best suited to the client’s needs and organize viewings.

Having identified a potential tenant, we prepare a lease agreement. An intrinsic part of the agreement is the collection of data about the property, an inspection certificate about its condition, equipment and furniture in it, receipts for paid utility bills and checking of the readings of the utility meters.

The lack of a centralized Property Register and some weaknesses of the cadastral maps often create problems for potential investors. Depending on the type and size of the investment, we can also offer that the preparation of the organizational plan, the correspondence for the regulation of the property and the investment plan be prepared by some exclusive partners of ours – persons with experience in this field, under supervision on our part of the administrative procedures for coordination and approval of the respective documents.


6. Market studies and analyses
Based on our long experience as consultants of construction and regulation plans on the territory of northeastern Bulgaria, we have first hand knowledge of the conditions, problems and prospects for the development of the region. Our patrons do not usually commit to a deal before consulting the agency. We often help develop their idea and achieve significantly better results than originally planned. Very often, our veto saves the client from making a losing decision, for a sale, purchase or rent of a property. It is also standard practice for banks the agency works with to turn to us to verify the value of the property used a security in a loan.


7. Licensed expert evaluation of real estate properties.
We employ experts licensed by the Privatization Agency to evaluate real estate properties. When it is necessary to evaluate machines and equipment, agricultural lands, or whole companies, we approach experts who cooperate with us. All expert opinions are accompanied by an analysis, prepared and authorized by the agency, on the actual sale price of the property based on data about real transactions towards the date of preparation of the evaluation.
