Over the past two years, the agency has specialized mainly in the management of luxurious homes /apartments, villas and houses/ in prestigious areas of Varna, mostly in buildings with security, parking facilities and a full spectrum of home maintenance services.

This is a comparatively new for Bulgaria and attractive form of property management without direct involvement of the owners. Extremely suitable for Bulgarian nationals employed abroad, foreign and Bulgarian nationals purchasing real estate as investment. Also suitable for properties with multiple owners, who cannot agree how to use or maintain the property.

Property management is assigned with an agreement between the owner and the agency. At the agency, we offer the following services connected with the management of your property:


1. Preparation for the management of the property prior to letting it out.
Consultations on the potential profit from the property, depending on location, type and condition. Potential for increasing the profitability by enhancing the quality of the place.

Developing a project and furnishing and outfitting the property to the owner’s specifications / cabinets and upholstered furniture, kitchens, bedrooms, black and white appliances, interior textiles, accessories, interior design and decoration... In the interior design, the main objective is to achieve a balance between quality, price, aesthetics and subsequent ease of use and maintenance. Our objective is to provide an attractive place for renters. If desired, a Feng Shui expert may be consulted.


2. Advertising the property and finding the most acceptable tenant for you. Negotiating the best terms and price for you. Selecting the optimal variant for taxation of the rental price.


3. Preparation of a lease agreement, pursuant to the effective legislation, together with all necessary documents – an inventory of the furniture and fittings, paid utility bills, etc.


4. Complete substitution of the owner for the term of the lease agreement.

  • Collecting the monthly rent, depositing it to the owner’s account or transferring it using another method preferred by the owner

  • Running repairs, maintenance and cleaning of the property. For houses and villas – gardening

  • Filing a tax return for profits pursuant to art. 41 of the Taxation of Natural Person’s Act

  • Updating and terminating the lease agreement

Payment is negotiated based on the type and extent of the services provided by the agency to the owner of the property. The agency and the owner share a common interest – ensuring that the property is constantly occupied, for the best possible rental price on the market.
